Common Problems

What We Fix Most

Not every roof issue is a replacement. Most of what we repair falls into a handful of categories — here’s what we see week in and week out across Central Kentucky:

Roof Leaks

The most common call. Causes range from failed flashing, to a single missing shingle, to a backed-up valley. Most leaks are repairable if caught early; the longer they sit, the more drywall, insulation, and framing need work along with the roof.

Missing or Damaged Shingles

One or two shingles lost in a storm? Often a simple repair with matching shingles. A wide section gone? May trigger an insurance claim. Either way, the underlayment beneath is exposed and needs covering quickly.

Failed Flashing

The metal sealing around chimneys, vents, skylights, and valleys is the first thing to fail in a Kentucky weather cycle. Flashing repair is one of the most cost-effective fixes — and one of the most commonly missed by quick patches.

Damaged Vent Boots & Pipe Collars

The rubber boots around plumbing vents crack and split with UV exposure, usually around year 8–12. A $20 part causes ceiling leaks. Easy to repair once you know what to look for.

Gutter Overflow Damage

Clogged or undersized gutters back water up under the shingles, rotting the roof edge and fascia. Sometimes the fix is gutters, not the roof itself. We’ll tell you which.

Ice Dam & Winter Damage

Improper attic insulation or ventilation lets warm air melt snow at the ridge and refreeze at the eaves. The resulting ice dam forces water backward up under shingles. Repair often involves ventilation work, not just the visible damage.

Repair vs Replace

When to Repair, When to Replace

Honest answer: it depends on the roof’s age, the scope of damage, and whether the underlayment is intact. Here’s how we think about it:

Repair makes sense if:
  • The roof is under 15 years old and otherwise in good condition
  • Damage is localized to one area (one valley, one section of shingles, one flashing line)
  • The underlayment and decking are still intact
  • The repair area is less than 20% of the total roof surface
  • You’ve had this roof less than 10 years
Replacement is the better call if:
  • The roof is 20+ years old
  • Multiple areas show damage, not just one spot
  • Granule loss is widespread (you see it in gutters constantly)
  • There’s any decking rot or structural compromise
  • You’ve already repaired the same area more than twice
  • You’re planning to sell within 2 years and want top market value

If you’re unsure, that’s exactly what our complimentary inspection is for. We’ll tell you honestly which path makes more sense for your specific roof — not push the bigger ticket because it’s bigger.

Realistic Timelines

How Fast We Can Be Out

Same Day

Emergency tarping

Active leak after a storm. We get a tarp on the roof to stop the bleed while we schedule the full repair.

1–3 Days

Inspection & written estimate

For non-emergency calls. We come out, climb the roof, document everything, and give you a written estimate within 48 hours.

1–2 Weeks

Most repairs scheduled

Once an estimate is approved, most localized repairs are scheduled within 1–2 weeks depending on weather and material availability.

3–6 Weeks

Insurance-claim repairs

Repairs going through insurance take longer because of adjuster scheduling. We handle the coordination so you don’t have to.
