Diagnosing Trouble

10 Signs Your Roof Needs Attention

Most roofs don’t fail dramatically; they fail slowly, with warning signs you can spot from the ground. If you see any of these, it’s time for an inspection — not necessarily a replacement, but a closer look:

1
Granules in the gutters. Your shingles are shedding their UV protection. Some loss is normal in the first months after install, but ongoing loss is a clear warning sign.
2
Curling, cupping, or buckling shingles. The shingle’s asphalt mat has reached the end of its flexibility. Once shingles curl, they catch wind and tear off easily.
3
Missing shingles. Even one or two is a problem. Underlayment isn’t designed to be the primary water barrier — once shingles are gone, you’re on borrowed time.
4
Dark streaks or stains. Algae and moss hold moisture against the roof. Light staining is cosmetic; heavy growth shortens roof life.
5
Sagging rooflines. The deck is rotting or the trusses are stressed. Sagging is a structural emergency — call immediately.
6
Daylight visible from the attic. If you can see light through the roof deck, water can get in. Period.
7
Stains on interior ceilings. Active leaks. The longer they wait, the more drywall and insulation need replacing along with the roof repair.
8
Increased energy bills. If your roof’s insulation barrier or attic ventilation is compromised, your HVAC works harder year-round.
9
Flashing damage around chimneys, vents, or valleys. Flashing is often the first failure point. Damaged flashing causes leaks even when shingles look perfect.
10
Your roof is 20+ years old. Even a healthy-looking older roof is near the end of its useful life. Plan ahead rather than wait for the leak.
